Avison Young to provide project management and development services for CenterPoint’s first ground-up project in Florida
The groundbreaking will take place at 9 a.m. on Wednesday, June 5, at the construction site, 3423 McIntosh Road in Hollywood, FL.
Hollywood, Fla. — Avison Young has been retained by CenterPoint Properties to spearhead the project management and development of the Port Everglades International Logistics Center. Scheduled to be delivered in Spring 2020, the center consists of two logistics/industrial buildings totaling 296,207 square feet at 3413 and 3423 McIntosh Road in Hollywood, Florida. The buildings will sit on 16.5 acres of land for which CenterPoint assumed a ground lease with Port Everglades of Broward County in May 2019. The groundbreaking will take place on June 5, 2019, at 9 a.m.

Port Everglades International Logistics Center is designed to provide a modern, efficient, and secure environment for cargo activity at one of Florida’s most active seaports. Its strategic location adjacent to terminal operations will be ideal for containers arriving at Port Everglades requiring U.S. Customs and U.S. Department of Agriculture inspection services. The center will also be the new home of the Foreign Trade Zone (FTZ) No. 25 at Port Everglades, allowing FTZ tenants improved cash flow, avoidance of duties, and lower tarrif rates.

Avison Young Senior Vice President Eric Swanson and Vice President Chip Faulkenberry will lead project management and development services. The duo’s role includes coordinating the schedule, budget, permits, and correspondence with government authorities regarding the project as well as collaborating with various firms for design, engineering, construction, leasing, and marketing.

The planned 145,007-square-foot building at 3423 McIntosh Road is 100 percent preleased to International Warehouse Services which will occupy 142,454 square feet and FTZ offices which will occupy 2,553 square feet. The second building at 3413 McIntosh Road is 151,200 square feet of 100 percent speculative industrial space.
John Dohm with Florida Transatlantic Holdings, LLC, was instrumental in developing the public-private partnership (PPP) concept at the port. RLC Architects designed the facilities, ANF Group will execute construction, and CBRE will handle leasing.
