Gulf Inland Logistics Park (the Park) is a 1,050-acre industrial and commercial development located near Dayton, Texas in the Houston MSA. The Park will eventually include over 10 million square feet of rail-served industrial facilities. The Park is located adjacent to the existing Union Pacific and BNSF Railway railcar storage in transit facilities which total over 9,500 combined railcar spaces. Gulf Inland will have dual rail-service from both the UP and BNSF railroads via a turnout on the Baytown Branch line and in-park railcar storage for over 1,850 railcars. Gulf Inland features strong highway access to major logistics centers, including the Port of Houston and George Bush Intercontinental Airport. Gulf Inland has direct access to US Highway 90 and State Highway 146.

Both of the initial tenants are global specialty chemical businesses, which will be utilizing their new facilities at Gulf Inland to improve supply chain logistics, expand business opportunities, and achieve cost synergies.
Gulf Inland sits within Tax Increment Reinvestment Zone No. 2 (TIRZ) in Liberty County which was established in May of this year and recently appointed a Board consisting of 9 local stakeholders. The strong support of the City of Dayton and Liberty County through the TIRZ has allowed Gulf Inland to accelerate its development, and the Park has a growing backlog of prospective tenants.
According to Kelley Parker, Vice Chairman of Cushman & Wakefield and representing the seller, “Having spearheaded marketing efforts for numerous rail served parks, this park reminds me of the early stages of Cedar Port. The rail congestion that takes place for so many other locations doesn’t exist with Gulf Inland now as these users realized logistic access for both rail and truck is excellent to the port, eastern destinations, and to the markets north such as Dallas-Ft. Worth and beyond. We are excited about the opportunities that can be offered.”
Marcus Goering, CEO of CMC Railroad, the owner of Gulf Inland, stated “We are excited to break ground on these initial sales, and see the pace of development accelerating into 2019. Gulf Inland provides tenants a uniquely advantaged location for rail-served industrial facilities, with convenient access to all other major forms of transportation, including road, sea and air, as well.”
