Hanover Company, alongside its capital partner, a real estate fund advised by Crow Holdings Capital, has announced the upcoming construction of its new, ground-up industrial development in Simi Valley, California. The approximately 200,000-square-foot building sits on a 13-acre site at 903 Quimisa Drive. With immediate proximity to CA 118, the project will feature 36’ clear heights, an 8.5” slab, skylights and ample employee parking.

Simi Valley continues to draw residents because of its safety and quality of life and companies because of its business-friendly environment. Once complete, the project will sit alongside corporate neighbors, including Amazon, and local enterprises including Entertainment Earth and 4 Wall Entertainment.

Located off the 118 freeway in the growing Simi Valley & Moorpark submarket, the project is designed to accommodate a variety of users, including corporate headquarters, packaging and assembly, or distribution.

Newmark Vice Chairmen Patrick DuRoss and John DeGrinis, along with team members Jeff Abraham and Javier Galvan, will represent Hanover and Crow Holdings Capital in lease negotiations.

Hanover selected Rasmussen as the architect and M3 Civil as the civil engineer on the project. Deal partners include Chad Solomon, Senior Director at JLL, and David Young, Executive Vice President at NAI Capital. Construction commenced in July with a scheduled completion in Summer 2027.
