NAI DiLeo-Bram & Co. (NAIDB) Executive Vice President Marc Shein has arranged the $4.5 million sale of an 18,000-square-foot industrial property located at 12 Elkins Road in East Brunswick.

The transaction marks a return to a property with which Shein has a longstanding connection. He originally sold the building to No Tilt Realty, doing business as Alpha Omega Amusements, 32 years ago.

Shein represented the seller, No Tilt Realty LLC, and directly secured the buyer, Twelve Trinity LLC dba Hanna Mechanical Contractors, in the transaction. The industrial building is situated on approximately two acres.

“Having originally sold this building to No Tilt Realty 32 years ago, it was especially rewarding to be involved in the property’s next chapter,” said Shein. “We received six formal written offers within the first week of bringing it to market from a mix of users and investors. With very few industrial buildings in this size range currently available, interest remained strong right up until closing.”

Twelve Trinity LLC dba Hanna Mechanical Contractors acquired the property for its own use and plans to occupy the building following cosmetic upgrades to the office area.

“The level of activity we saw demonstrates the demand for functional, mid- sized industrial buildings that allow an owner-user to step in without extensive improvements,” added Shein. “This property offered the buyer an opportunity to acquire a facility that can accommodate its operations with only minor office upgrades.”

The sale further reflects continued interest from both owner-users and investors in well-located industrial properties within Central New Jersey, particularly buildings in size ranges where available inventory remains limited.
