NAI DiLeo-Bram & Co. Announces Two Industrial Leases totaling 57,000 SF In Union and Somerset Counties
Fabric and Textile Companies Sign Leases in Kenilworth and Franklin Township
NAI DiLeo-Bram & Co. (NAIDB) has announced two new industrial lease agreements totaling 57,000 SF in separate landlord and tenant representation assignments within Union and Somerset County, N.J., respectively.
At 3 Mark Rd., Kenilworth, the NAIDB brokerage team of David Simon, chief operating officer; Catherine Goski-Vasquez, associate vice president; and Richard Goski, vice president, represented the owner as exclusive leasing agent. In the second transaction, Chris Galiano, managing director/principal, represented a tenant at 72 Veronica Ave., in Somerset.
In Kenilworth, where access to the region’s extensive roadway network draws a wide range of warehouse and industrial users, NAIDB exclusively represented ownership in a 42,000 lease agreement with Timeless Treasures Fabrics of Soho, LLC, a leading manufacturer of cotton print, basic, solid and flannel fabrics.
Located minutes from Route 22, 3 Mark Rd. consists of 38,000 SF of warehouse space, 4,000 SF of finished office space and a 24,000-SF fenced paved lot. The building also features two drive-in doors, two interior loading docks, one three-ton and one five-ton crane and 17-foot ceiling heights.
NAIDB is currently marketing an adjacent 0.7-acre, 30,000-SF fenced and paved-surface parking lot for lease with a separate private-driveway entry. The vacant land is ideal for parking passenger vehicles, vans and small-to-mid-sized box trucks.
The 3 Mark Rd. property is less than three miles from the Garden State Parkway (Exit 138) and four miles from I-78. A favored locale among industrial users, Kenilworth also offers quick connectivity to Port Newark, Port Elizabeth and Newark Liberty International Airport, 20 minutes away.
Colliers International’s Linda Hill and Doug Bansbach of the Woodbridge office served as the tenant’s representatives in the transaction.
To the south in Somerset, NAIDB represented H.N. International Group in its 15,000-SF lease at 72 Veronica Ave. at the Franklin Technical Center. The firm secured the lease on behalf of the wholesale home-textiles operator for three total units within one of two 50,000-SF industrial/flex buildings that are part of the center. Situated between Princeton and Rutgers universities, the buildings are zoned for medium industrial uses.
