
Portman announced it has closed on the land and construction loan for Gateway 1960, a three-building, Class-A industrial park encompassing 714,233 square feet in Houston. The closings pave the way for the start of development, which will begin this month. Portman will deliver Gateway 1960 in Q3 2027.
Gateway 1960 includes a 440,323-square-foot cross-dock building, a 157,723-square-foot front-load building and a 116,293-square-foot rear-load building. Each building is designed with flexibility in mind, offering divisible configurations with spec office space, LED lighting and dock-high loading with levelers allowing immediate occupancy. Partners is leading marketing and leasing for Gateway 1960 on behalf of Portman.
Strategically located near George Bush Intercontinental Airport, Gateway 1960 is positioned in one of the nation’s most dynamic industrial markets, supported by strong population growth, global trade activity, and a robust logistics network. The development is well positioned to attract complementary air freight users while providing easy access to Interstate 45 and the greater Houston region. Serving approximately 7.8 million people in the Houston area, Gateway 1960 accommodates a wide range of logistics and light manufacturing users seeking efficient, connected operations.
The project team includes Angler Construction as the general contractor, Powers Brown Architecture as the architect, and Langan as the civil engineer.
Portman launched its industrial business line in 2021 and currently includes a portfolio of 4.5 million square feet developed and 6.4 million square feet under development in key markets, including Boston, New Jersey, Philadelphia, Charleston and Austin.
