CenterPoint Properties is proud to announce a five-year lease with CyberPower Inc. for a 93,818 SF building and an adjacent 81,000 SF yard at 13260-13280 East Amar Road in City of Industry, California. The Lara Team of DAUM Commercial represented both the tenant and CenterPoint in the transaction.

“The dock door ratio combined with low site coverage position the building as the workhorse of the 605 corridor,” said Greg Pearson, Vice President of Investments at CenterPoint. “As infill supply chains mature, we are confident this building will embody the genesis of the ‘micro-spoke’ distribution point.”
Building features include 18ʹ–22ʹ clear height and 24 exterior dock doors. The property is strategically located in the heart of San Gabriel Valley at the CA-10 and CA-605 junctures, offering direct access to key SoCal areas and serving as a major connecting point between Los Angeles County and the Inland Empire.
CenterPoint purchased the building in July 2018 with two short-term leases in place. The building was only vacant for 45 days before leases were executed with CyberPower Inc., the next-door neighbor.

The building is CenterPoint’s most recent investment in the City of Industry. Other assets in CenterPoint’s San Gabriel Valley portfolio are an 8.9-acre site in Irwindale and a 91,006 SF building on Railroad Street.
